Land Contracts in the City of Toledo
Before conveying a property by land contract in Toledo, a Certificate of Property Code Compliance required to be filed with the city.

The Lucas County Recorder does not require a Certificate of Property Code Compliance (CPCC) in order to record a Land Contract. However, we do want our customers to be aware of the following:

The Toledo Municpal Code (TMC) requires that prior to conveying a property by land contract, the owner shall apply for and obtain a Certificate of Property Code Compliance (CPCC).

Failure to comply with TMC Sections 1762.01 through 1765.06 shall result in a fine of $250.00. A second violation within 2 years shall result in a fine of $500.00. A third and any subsequent violations shall result in a fine of $1,000.00.

Application is made at the Toledo Department of Inspection, 16th floor, One Government Center. For more information call Toledo Building Inspection at 419-245-1234.
